Welcome to the Holland Hub, operated by Holland Real Estate & Home Advisory ("Holland," "we," "us," or "our"). By accessing or using the Holland Hub platform at thehollandhub.com ("Platform"), you agree to be bound by these Terms and Conditions ("Terms"). If you do not agree to these Terms, please do not use the Platform.
1. Acceptance of Terms
By creating an account, accessing, or using the Platform, you confirm that you have read, understood, and agree to be bound by these Terms, our Privacy Policy, and any additional terms that may apply.
2. Account Registration
To access certain features of the Platform, you must register for an account. You agree to:
- Provide accurate, current, and complete information during registration
- Maintain and update your information to keep it accurate
- Keep your login credentials secure and confidential

The Holland Hub provides clients of Holland Real Estate & Home Advisory with:
- Access to account and property information
- Communication tools including chat functionality
- Support ticket management
- Document storage and organization
- Coordination with service vendors
We reserve the right to modify, suspend, or discontinue any aspect of the Platform at any time.
4. SMS/Text Message Terms
By providing your phone number and creating an account on the Platform, you expressly consent to receive automated text message (SMS) notifications from Holland Real Estate & Home Advisory.
Types of Messages
You may receive text messages including:
- Notifications when new chat conversations are created
- Alerts when you receive new messages
- Support ticket creation and update notifications
- Account activity alerts
Message Frequency
Message frequency varies based on your account activity and interactions on the Platform.
Message and Data Rates
Message and data rates may apply. Please contact your mobile carrier for details about your text messaging plan.
Opt-Out
You may opt out of receiving SMS notifications at any time by replying STOP to any message. After opting out, you will receive a one-time confirmation message. Please note that opting out of SMS notifications will not affect other communications from us, such as email.

Consent Not Required for Service
Consent to receive SMS notifications is not a condition of purchasing any goods or services from Holland Real Estate & Home Advisory.

5. User Conduct
You agree not to:

- Upload viruses, malware, or other harmful code
- Harass, abuse, or harm other users
- Impersonate any person or entity

All content, features, and functionality of the Platform, including but not limited to text, graphics, logos, and software, are the property of Holland Real Estate & Home Advisory or its licensors and are protected by intellectual property laws.
7. Privacy
Your use of the Platform is also governed by our Privacy Policy, available at thehollandhub.com/privacy-policy. By using the Platform, you consent to the collection and use of information as described in the Privacy Policy.
8. Disclaimer of Warranties
THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT THE PLATFORM WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.
9. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, HOLLAND REAL ESTATE & HOME ADVISORY SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE PLATFORM.
10. Indemnification
You agree to indemnify and hold harmless Holland Real Estate & Home Advisory, its affiliates, officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your use of the Platform or violation of these Terms.
11. Modifications to Terms
We reserve the right to modify these Terms at any time. We will notify you of material changes by posting the updated Terms on the Platform and updating the "Effective Date." Your continued use of the Platform after changes become effective constitutes acceptance of the revised Terms.
12. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to conflict of law principles.
